York County History Center Addition & Renovation

York County History Center Addition & Renovation represents one of the most complex adaptive reuse projects undertaken by Lewis Contractors, transforming a long‑abandoned industrial facility into a modern, multi‑use museum campus while preserving its historic character and cultural significance. Serving as construction manager‑at‑risk, Lewis Contractors guided the project from early preconstruction through final execution, balancing preservation, modernization, and the operational needs of a nonprofit client.

The project involved the rehabilitation of multiple interconnected historic structures that had been altered repeatedly over decades of industrial use and vacancy. With little reliable as‑built documentation available, Lewis Contractors led extensive field investigations to inventory existing conditions, verify structural systems, and assess slab capacities prior to demolition and new construction. These investigations directly informed sequencing, temporary stabilization strategies, and cost modeling, allowing the team to manage risk while maintaining budget control.

Throughout construction, crews encountered numerous unforeseen conditions typical of early industrial buildings, including undocumented utilities, underground tunnels, and hazardous materials requiring careful abatement. Lewis Contractors coordinated closely with environmental consultants, specialty subcontractors, and inspectors to safely remediate these conditions without disrupting overall project momentum. Temporary shoring and stabilization were critical to selectively removing portions of the existing structures while integrating new building systems and infill construction.
Additional challenges included evaluating and stabilizing a multi‑story historic smokestack, coordinating work around an active telecommunications installation that could not be taken offline, and sequencing exterior façade work adjacent to an active rail line. Inside the building, Lewis Contractors managed the early placement and long‑term protection of historically significant artifacts, including oversized industrial equipment and museum pieces that had to be installed well before interior finishes were complete.
Working in close collaboration with the project architect, Lewis Contractors helped translate the design vision into a cohesive, constructible solution that unifies multiple buildings into a single, accessible facility. All new mechanical, electrical, fire protection, and life‑safety systems were integrated into a structure that predated modern building infrastructure, requiring careful coordination and phased installation.
The finished York County History Center Addition & Renovation consolidates collections previously housed in multiple locations and provides flexible exhibit galleries, archival storage, research and library spaces, public gathering areas, and support functions designed to accommodate rotating exhibitions and evolving programming. The project stands as a landmark example of how thoughtful construction planning and adaptive reuse can extend the life of historic structures while creating a dynamic resource for the community—delivered with the hands‑on expertise and problem‑solving approach that defines Lewis Contractors.
