Lewis Contractors was brought onto the project team as CM early in the design development phase and provided comprehensive services throughout preconstruction, including cost modeling, scheduling, constructability reviews, and extensive value engineering. Construction lasted 13 months and was completed 2 months ahead of the original already aggressive schedule with significant cost savings returned to the Owner. The new Lower School exhibits a modern, yet inviting, atmosphere featuring extensive use of metal panel walls, curtain walls, and masonry at the exterior. The building itself is a steel structure, with high-quality millwork, solid surfacing, floor finishes, and acoustical treatments throughout. Special acoustic ceiling systems were used in hallways and common areas. Although LEED certification was not pursued, the project featured green building elements such as high-efficiency MEP systems, low-E glazing, and extensive use of daylighting in the building. Functional areas included a new dining area/servery/kitchen with warming stations, classrooms, multipurpose rooms, wet and dry laboratories, and administrative areas with conference rooms and other amenities. New parking lots were provided on site and extensive site work—including site retaining walls—was conducted.
